General Terms and Conditions Het Bosmeer 

1. Reservation 

After booking, you will receive a reservation confirmation (also serving as an invoice). The (down) payment of the invoice must be made in accordance with the payment conditions listed below (see 2. Payments). If your (down) payment is not received on time, “Bosmeer Recreatie” reserves the right to cancel the reservation. 

Please note that travel, transport, accommodation, and other leisure activities are exempt from the right of withdrawal under distance selling legislation. The statutory right of withdrawal (cooling-off period) of fourteen days therefore does not apply to bookings made through this website. 


Please also note: If you are looking for accommodation for (your) employees, we kindly ask you to contact us in advance to discuss the possibilities. If it becomes apparent after booking and/or during the stay that your reservation is not for tourist purposes but for employee accommodation, we are obliged to cancel this booking and/or terminate the stay with immediate effect. In such cases, no refund of payments made will be granted. 

2. Payments 

We apply the following payment conditions: 

  • For reservations made more than 365 days before arrival, you must pay 10% of the total amount within 7 days after booking. The remaining amount must be paid in two instalments of 30% and 60%, no later than 42 days before arrival.
  • For reservations made less than 365 days before arrival, you must pay 30% of the total amount within 7 days after booking. The remaining amount must be paid no later than 42 days before arrival.
  • For reservations made within 14 days before arrival, you must pay 100% within 2 days after booking.
  • For reservations made less than 7 days before arrival, the full amount must be paid immediately after booking.


3. Amendments
A fee of €15 will be charged for any changes.

4. Cancellation
A cancellation of the rental contract by the tenant must be submitted in writing by registered mail or by e-mail. The date of posting or the date of receipt will be considered the cancellation date.

The cancellation fee is as follows:

  • For cancellations up to 42 days before the start date, you will only pay an administration fee of €37.50;
  • For cancellations between 41 and 29 days before the start date: 50% of the agreed price plus an administration fee of €37.50;
  • For cancellations 28 days or less before the start date: 100% of the agreed price;


5. Liability
“Bosmeer Recreatie” and the owner/lessor of the bungalow accept no liability whatsoever for loss, theft, damage or injury caused to the tenant or their guests, regardless of the cause.

6. Provisions
The tenant is required to comply with the park’s house rules (available in the information folder in the bungalow). Furthermore, the general behavioural guidelines set or to be set by the Owners’ Association for the entire complex to which the bungalow belongs must be followed. This also applies to persons for whom the tenant is responsible and who use the rented bungalow.

The lead booker must be at least 21 years old at the time of booking and must be present during the entire stay. If this is not the case upon arrival, the booking will be cancelled without refund.
 
The tenant may only use the bungalow for themselves and their accompanying guests during the rental period. Subletting or transferring the right of use is not permitted.
 
The total rental amount includes 9% VAT. If the VAT rate changes, the rental amount will be adjusted accordingly.
From January 1, 2026, the amounts include 21% VAT.
 
When booking a specific bungalow number, we reserve the right, if necessary, to reassign the reservation to another bungalow. This will only occur in exceptional situations. Of course, we will contact you in such cases.
 
On behalf of the lessors, the manager may claim full compensation if damage to the rented property is caused by negligence of the tenant or their co-occupants, or if household items or other goods are found missing or damaged.
 
Please note that all bungalows are privately owned, and therefore furnishings may vary between units.
 
If you experience any complaints, you must immediately report them to the manager on site in order to seek a solution. If the issue is not resolved to your satisfaction, you may submit a written complaint to “Bosmeer Recreatie” within 4 weeks after the end of your stay.
 
On the day of arrival, you may occupy your bungalow between 3:00 PM and 5:00 PM; on the day of departure, the bungalow must be vacated by 10:00 AM at the latest, unless otherwise agreed with the park manager.
